Sloan Spaeth, Principal

A founding member of AQUILA Commercial, Sloan began his commercial real estate career at the Staubach Company in 2003 where he worked on some of the largest and most complex transactions in the market.

Prior to his career in Commercial Real Estate, Sloan served as a vice president of a public equity fund and as a project manager in a national civil engineering firm. With a background in both finance and engineering, Sloan brings a broad set of analytical skills to those client’s whose needs are complex and require creative solutions.

Notable Transactions

•    Concordia University – Sold client’s 22 acre, 325,000 sf landlocked existing campus and purchased a 400 acre former research and development facility for conversion into a new campus to enable future growth.  Structured the combined transaction to allow for uninterrupted operation despite client’s limited cash and borrowing capacity.
•    RGM Advisors – Negotiated a lease expansion to 44,000 sf for client’s world headquarters, in downtown Austin – the fourth transaction we have negotiated on their behalf. Identified off-market expansion space in a building with 95% occupancy. Orchestrated a 5-party transaction to restack the building to allow for contiguous expansion.
•    Electronic Arts – Sold client’s 177,000 sf office building surpassing client’s value and timing goals.
•    Cerqa Copyright – Negotiated an 80,000 sf, 10 year lease to consolidate client’s production and logistics operations into a single location.  Negotiated over $1m of free rent and allowance concessions with minimal credit enhancements despite client’s negative earnings.
•    Trion World Network– Negotiated client’s 24,000 sf lease providing an all-inclusive allowance from the landlord covering all of the tenant’s required remodeling and moving costs despite a limited term commitment and a below market rental rate.
•    Crossroads Systems – Consolidated client’s global headquarters from two locations totaling 77,000sf into a single 38,000 sf new location at much more favorable economics.
